Our New Morrisville Office is Open!

We are excited to announce the opening of our new office on Portland Street in Morrisville! As a result of growing demand for real estate services in northern Lamoille County, this branch office will provide expanded opportunities and convenience for our clients and customers. We will of course continue to offer the same level of expertise and exceptional service, as well as support and guidance through the real estate process in order to assist our buyers and sellers with their goals and expected outcome.

Tax Reform Impact on Homeowners

There have been a lot of questions surrounding the recent tax reform bill that was passed in Washington.  The National Association of Realtors had a lot of influence relative to the impact on aspects having to do with real estate, and managed to help protect essential and important homeowner benefits such as the exclusion for capital gains on the sale of a home, and the mortgage interest deduction for primary and secondary homes.  Those and other last minute changes to the Tax Cuts and Jobs Act of 2017 are as follows, in easy to understand terms:

  • Capital gains exclusion. In a huge win for current and prospective homeowners, current law is left in place on the capital gains exclusion of $250,000 for an individual and $500,000 for married couples on the sale of a home. Both the House and the Senate had sought to make it much harder to qualify for the exclusion. 
  • Mortgage interest deduction. The maximum mortgage amount for households deducting their mortgage interest has been decreased to $750,000 from the current $1 million limit on primary and secondary homes. The House bill sought a reduction to $500,000. 
  • State and local tax deductions. Both property taxes and state and local income taxes remain deductible, although with a combined limit of $10,000. Both the House and Senate bills sought to eliminate the state and local income tax deduction altogether. 
  • Pass-through entities. The bill significantly reduces the effective rate of tax on business income earned by independent contractors and income received from pass-through entities. This change will potentially lower the taxes of these types of professionals.

We will be publishing more information as it is made available, as the professionals and experts continue to decipher myriad details of the bill.

Stowe's Foliage - Better Late Than Never!

Although Stowe's world famous foliage season got off to a late start, the stunning colors are here in full force! Depending of which weather expert you believe the colors were slow this year due to too much rain, too little rain, too much heat... but whatever the reason the leaves are beautiful now.

This would be a great time to extend your Columbus Day holiday and visit the area, or if you are a local get out for a drive! Explore the Stowe, Morrisville, Cambridge loop via Smuggler's Notch; drive the back way to Waterbury though Stowe Hollow or loop through Morrisville, Johnson and Belivdere.

This is least weekend of the season for the Summer Adventure Activities at Stowe Mountain Resort. Zip-line or climb the Treetop Adventure course surrounded by the glorious foliage. Drive or ride the gondola to the top of Mt. mansfield to take advantage of the spectacular views. 

However you choose to enjoy this time of year, make the most of it!

The British Are Coming (To Stowe Vermont, That is...)

The highly anticipated annual British Invasion starts Friday 9/15 and runs through Sunday 9/17. Dubbed the "Largest All-British Motorcar Lifestyle Event in the USA" is 3 fun filled days of events that celebrate British Motorcars and all things British. The festivities kick off Friday evening with a Street Dance Party in the heart of Stowe Village. Saturday and Sunday feature auto displays, contests and parade. Celebrate Everything Vermont and Mountain Biking in Stowe, Vermont - June 23-25

B3 - Sponsored by Stowe Mountain Bike Club

4th annual town wide event June 23-25. Featuring Vermont music, Vermont craft libations (beers, wines, spirits, ciders, root beer), and a celebration of Vermont mountain biking. Admission is free and a kid friendly event.

This 3 day festival features free group rides, family friendly events, food and drink specials, live music and more! Area restaurants are hosting events and food specials. Area bike shops are hosting free mountain bike group rides in town which will start and end at participating B3 Fest venues.

B3 kicks off Friday 6/23 with an awesome Village Block Party at 4:30 followed by a Critical Mass Ride up the Mountain Road at 6:45.

Epic Pass Deals Announced

Vail Resorts announced today that the Epic Pass plans to offer unlimited, unrestricted access to Stowe Mountain Resort for the 2017-2018 winter season, subject to the closing of the acquisition. Vail and Stowe announced in February that Vail would buy Stowe's ski operations for $50 million. Current owner AIG will retain the Spruce Peak real estate, lodging and related facilities.

The Epic Pass, Vail's signature season pass program offers unrestricted access to skiing at all Vail properties worldwide at much lower rates than most resorts charge. The unrestricted season pass at Stowe Mountain Resort was $2,313 for the 2016-2017 ski year; with the Epic Pass the same access will cost $859 for 2017-2018.

The Epic program offers additional pass options with varying levels of access, some for as little as $639. There is an early deadline of Sunday 4/9/2017 to purchase some passes but it appears that the core program, The Epic Pass will be available all year.
